How many homeowners actually have a list of maintenance items they complete every year? All though some items should be serviced more than once a year, I suggest some items should be checked and serviced at least once a year. Several times a year I offer special packages for home maintenance.
Here are a few items I suggest should be checked or inspected at least one time a year. Some items should be checked more than once a year.
1) Check Smoke Detector Operation. replace batteries and detectors if needed.
2) Replace A/C Filter.
3) Check for Wasp and Bees nest. Remove before they become active.
4) Check all batteries in your TV, DVD, VCR, Surround Sound and Ceiling fan remote controls.
5) Check all water valves inside and outside the home. Ensure they are not leaking and they shut off all the way. (Can cause future costly repairs).
6) Check all landscape irrigation valves, (Does your Gardner actually tell you that the irrigation valves are leaking or are you paying high water bills)?
7) Check for spider webs in the garage, water heater closet and washer dryer room. (Don't let the black widows take over where you don't know it).
8) Swamp coolers, Water in swamp coolers should be drained once a year to get the calcium build up out. Calcium will rot the bottom of the tank as well as the float, basket and lines. Also, the pads should be cleaned or replaced at least once a year if not more and the water can be conditioned to eliminate a nasty smell when used.
9) Fire extinguishers should be checked to be sure they are fully charged.
10) Refrigerator water filters should be checked and replaced regularly. (I have seen these break and leak in homes when people are on vacation. Very Costly and a major insurance hassle).
Sometimes items can be overlooked or forgotten and the next thing you know you have high energy costs, small to large disaster fees and so on. Don't be caught with this potential nightmare. This can be true with vacation properties when the property is vacant or long term properties when the tenant does not make the effort to ensure the small items are taken care of.
